Before you consider working with a debt consolidation company, you should check out their reputation with a consumer protection agency or the Better Business Bureau in the area where the company is located. However, you still have to be wary. If a company has consumer complaints that have been resolved, the BBB will not give them a bad rating. Many times, these companies will resolve issues with customers who complain and then go on cheating other customers. Make sure the company does not have a lot of complaints, resolved or not. The Better Business Bureau does not investigate or resolve consumer complaints, they just report them.

A special word of caution is to avoid doing business with debt consolidation companies that are located in Florida or Maryland. These two states do not have any regulations regarding debt consolidation companies. There are many, many debt consolidation companies, so it is easy to find one that is not located in Maryland or Florida. Why give yourself the aggravation of dealing with a company that has decided to register in one of these states so that it will avoid being regulated?

To those of us who grew up on Oahu this is simple, easy to understand and clear to convey. It's only when you try to explain it to someone unfamiliar with the island's directional concept that it starts to get confusing. For instance, let's say that you are standing in the town of Kailua on the Windward side (east side) of the island, facing North then clearly Makai would be on your right (or east) and Mauka would be on your left (or West). You would be in Ewa and Diamond Head would be to your Southeast. Now, let's put you facing North while in Haleiwa on the North Shore of Oahu. Makai would now be North: Mauka, Diamond Head and Ewa would all be to the South--see how easy this is to navigate by? Finally, let's have you standing in Diamond Head Crater on Southern Oahu and facing North. Makai is now to the South, Mauka is to the North, you're in Diamond Head and Ewa is to the Northwest. With a little practice and you will be able to get around like you lived on Oahu all your life. If you were to drive around the island in a clockwise direction makai would always be on your left but at varying times would be to the North, South, East and West. Similarly, mauka would always be on your right and at varying times would be to the North, South, East and West.

If it's that great, why isn't everyone doing it?

Offset mortgages used to have high interest rates, putting many borrowers off at the first hurdle. But as this type of mortgage has started to take off, lenders are offering better and more competitive interest rates.

The interest rate is however, still considerably higher than with the fixed rate mortgage for example, and it's important that anyone considering an offset mortgage can be sure that the tax savings will cover the higher interest charge.
